Who owns the lagoons?
The Parks and Waterways of Ramara Township and the Provincial Parks & Waterways owns the lagoons.  The lagoons are about six to eight feet in depth, but vary throughout the resort and the main channels. Swimming is not permitted in the lagoons due to danger from boat traffic.  The lot owners of single family dwellings and the individual condominium corporations own and maintain the shorewalls.
Does the water level change in the waterways?
Yes.  The water level does change, but does not cause flooding.  High water is six - eight inches below the shorewall and is the same level as Lake Sincoe which is controlled by dams on the Trent/Severn Waterways.  Floor level of all residences must be six feet above high water level.  Flooding has not occured in all the years of Lagoon City’s existence.
What kind of fish are in the lagoons?
You’ll find there are bass, perch and catfish swimming in our lagoons.  In the Spring, pickerel can also be found.
Is the beach clean? - Private? - Warm?
Yes...  The beach is raked, cleaned and maintained regularly.  It is private to Lagoon City Resort residents and their guests, Harbour Inn time-share owners and their guests as well as boaters paying mooring fees.  Lake Simcoe is relatively warm due to it’s shallowness.
Is there a place to swim in the Winter?
There Sure Is!  “The Harbour Inn & Resort Club” offer a variety of reasonable family membership options at their “indoor heated pool & spa”. Membership fee schedules are available at the front desk, or call 484-5366.
How many tennis courts are there?
Tennis courts are located in four areas of the resort.  The Harbour Inn court is available to owners, members and guests.  This court is lighted, fully enclosed and is available your-round.  You’ll find two courts on Paradise Blvd. for resident members of the Tennis Club and for Marine Centre owners and guests.  Membership is also available at the courts on Laguna Parkway at the Le Maisonnettes.
How many original building lots are there?
In phases 1 and 2, there are 402 single family building lots.  All residential building lots are serviced with water, sewers, garbage collection, street lights, water hydrants, fire and police protection, snow plowing and cable TV access.
What are the bridge clearances?
The highest bridge clearance is approximately 10 feet, with other bridges varying between 5 and 10 feet.
What about schools?
Students are transported by bus to public and private schools in Brechin, only 2 miles away.  Secondary school students are bused 14 miles to Orillia.  Georgian College is also located in Orillia.
Is there postal service?
Yes!, we have daily mail delivery at three convenient locations throughout the resort.  General delivery and parcel service is available in nearby Brechin.
What winter activities are available?
We have several Winter activities such as outdoor skating, cross-country skiing, snowmobiling, ice fishing, indoor tennis, indoor pool and spa facilities at the Harbour Inn.  Various activities are also available through our own community association.
Is there a Community Centre?
Yes, our community centre is located in the hub, adjacent to the Lagoon City Yacht Club, and has recently been expanded and houses our thriving association whose purpose is to promote and support our social activities, offering many clubs to which members can belong.  There is an annual membership fee should you decide to join.
How many townhomes and villas are there?
There are approximately 400 units throughout the resort with several styles, locations and floor plans to choose from. Floor plans and site plans can be viewed here at the web site.
Do the Townhomes & Villas also have boat moorings?
Yes... however, depending on your personal boating requirements, it is wise to inquire about the actual size and bridge clearances, as they vary throughout the resort.
Do the townhomes have a maintenance fee?
Yes, and what a bargain!  for a reasonable monthly fee, a “Carefree Lifestyle” can be yours.  This is the perfect choice for Week-enders and Snowbirds.  Just turn the key and Go!  Services which include lawn care, snow removal, exterior building maintenance, shorewall maintenance, boat mooring, parking, building insurance and much more, allow you to enjoy the finer things in life such as boating, fishing, golf and travel!
Do the maintenance fees change?
Each condo corporation is managed independently with its own board of directors who in turn hire the management who tender maintenance contracts.  Each owner holds a vote, and fees are structured on a “cost basis”, therefore, no fees are imposed on you that are not imposed on themselves.
Can you have a basement?
Generally No, due to high water level, but some homes on the natural ridge have basements.
